A recommendation is only as good as the numbers under it. The Jordan Group prices buildings off closed sales, underwrites them the way a buyer’s lender will, and shows the owner the working.
A multifamily building is read three ways at once: the capitalization rate implied by its net operating income, the price per unit set against recent comparable sales, and the gross rent multiplier. Where rents sit well below market, a building also trades on the upside a buyer can eventually capture, not only on today’s income.
